Where we buy in Georgia
We look at houses in all 159 Georgia counties.
Most of the Georgia houses we have bought are in metro Atlanta and the counties around Athens. We also buy in Northwest Georgia, Middle Georgia and down on the coast.
Metro Atlanta
Fulton, DeKalb, Cobb, Gwinnett, Clayton, Henry and Douglas counties, inside and outside the Perimeter. Send the address whether the house is in town or out past the suburbs.
Athens and Northeast Georgia
Clarke, Oconee, Barrow, Jackson, Hall and Madison counties. See our pages for Athens and the towns around it and for Gainesville.
Northwest Georgia
Cartersville, Dallas, Carrollton and Bremen, and up near the Tennessee line in Ringgold and Trenton.
Augusta and Middle Georgia
Augusta, Macon, Warner Robins and Columbus all get the same written offer and the same choice of closing date as a house in Atlanta.
Savannah and the coast
Savannah, Brunswick and the towns along I-95. Older houses here often need roof or moisture work, and we buy them with that work still undone.
Rural Georgia
Farmhouses, mobile homes on land and houses on a well and septic tank. Send the address even if the nearest town is twenty minutes away.

Georgia rules that affect a sale
A few things work differently when the house is in Georgia.
You are behind on payments
Georgia lenders can foreclose without going to court. They have to mail you a notice at least 30 days ahead and run an ad in the county's legal newspaper for four weeks. Then the house is sold at the courthouse on the first Tuesday of the month. If we close before that Tuesday, the mortgage gets paid off at closing and the sale is off.
The owner passed away
The probate court in the county where the owner lived usually has to name an executor or administrator first. That person signs for the estate at closing. We can agree on a price now and wait while the court finishes its part.
There are tenants in the house
Selling the house does not cancel the lease. We buy Georgia rentals with the tenants still living there and set the closing date around the lease.
You live out of state
You do not need to come back to Georgia to sell. We can make an offer from photos and the address, and the closing attorney can tell you how to sign where you live.
This is general information about how sales usually work in Georgia. For advice about your loan, an estate or a lease, talk with a Georgia attorney.

DivorceHow a Georgia sale works
Four steps between your first call and a Georgia closing.
In Georgia, a real estate attorney handles the closing. The attorney checks the title, prepares the deed and pays off any mortgage out of the sale money.
- Send the address.
Call (706) 705-7703 or fill out the form at the top of this page. Tell us who lives in the house and anything you already know is wrong with it.
- We call you back.
A specialist goes over the details with you. Most houses get one short visit, and if you live out of state we can work from photos.
- Get a written cash offer.
The price comes from what the house needs, the age of the roof and major systems, and recent sales within about a mile. You are under no obligation to take it.
- Close at the attorney's office.
About seven days is possible with a clear title. If you need time to move, we can push the date out as far as six months.
Georgia questions
Questions Georgia sellers ask us most.
How fast can a foreclosure happen in Georgia?
Fast. Georgia is one of the quicker states because the lender does not need a judge, and the sale can happen about a month after the notice letter arrives. Call as soon as you get that letter.
Who handles the closing when I sell a house in Georgia?
A Georgia real estate attorney. The attorney checks the title, prepares the papers and pays off any mortgage or liens out of the sale. We can often pay the attorney fees and your closing costs.
Do you buy houses outside metro Atlanta?
Yes. We have closed in places like Savannah, Ringgold and Danielsville, and we look at addresses in every county. Send the address and we will tell you straight whether it is a fit.
Do I have to fix anything or clean out the house?
No. We buy Georgia houses as they are, including ones with fire or water damage, a bad roof or tenants still living there. Leave behind whatever you do not want to take with you.
Can I sell my Georgia house if I already moved away?
Yes. We can make an offer from photos and the address without you flying in. Ask the closing attorney about signing the papers from where you live now.
Reviews
Three sellers on how their sale went.
I am very satisfied with Barrington. I worked with Jeffrey, Kristine and Ellie on selling my home and what an excellent job they did. Even after disclosing the problems in the home they was still able to buy it. The process was very easy and they kept me informed on a weekly basis with closing in 30 days as was stated. I would highly recommend them if you are in need of selling your home.
I recently completed a transaction with Barrington. Penn was my initial contact and my go-to whenever I needed assistance. Negotiations with him were straightforward and personable as he directed me to the firm’s legal and administrative help to handle more than usual issues relating to probate. A complicated, successful transaction is testimony to his dedication and professionalism. With gratitude, Ronald.
I was totally satisfied with the sale. Everything went just as I asked for. Parker & Luke were both great to work with. They even gave me about 10 days to relax & get my things out of the house AFTER we closed.
