Rental properties
Sell a rental home in Georgia with the tenant still in it.
We buy rental houses anywhere in Georgia as they are, with tenants in place or empty. Skip the turnover work and the showings, and pick your own closing date.
Who this is for
Landlords who are done being landlords.
Some owners have rented a house out for years and want their weekends back. Others inherited a rental, or bought one that never paid the way they hoped it would.
If the rental came to you from a parent, our page on selling an inherited home covers the estate side. If it needs more than paint and carpet, read about selling a house with major repairs.
- The lease is up soon and you do not want to renew it
- The tenant is behind on rent or has damaged the house
- The house sits empty and needs turnover work
- You manage it from out of town
- You are tired of paying the mortgage on a house that costs more than it brings in
Georgia rental rules
What happens to the lease and the tenant when you sell.
The sale and the tenancy are two separate things. Here is how they fit together for a Georgia rental.
The lease still counts
Existing leases and tenant rights are respected when you sell. We go over the lease, the rent and who lives there with you before deciding the next step.
The security deposit moves at closing
Under Georgia law the deposit is either transferred to the new owner, who then becomes responsible for it, or refunded to the tenant. Keep the deposit records with the lease.
No lockouts
Georgia does not allow self-help evictions, such as changing the locks. If a tenant has to leave, that goes through the court, and a Georgia attorney should handle it.
Plan the visit around the tenant
An occupied house takes more planning for our walk-through. Check your lease for notice rules before you pick a time.
Re-rent or sell

Reviews
Landlords who sold to us.
I sold because I'd owned the house 19 years and had rented it out the past 16 1/2 and no longer want to be a landlord. I also didn't want the expense and hassle of updating the house to sell on regular market. I'm happy, thankful and free.
Barrington Acquisitions is great. They work fast, got me the money for my rental house after evicting a tenant, and took away the hassle of me having to pay my mortgage every month! I would definitely recommend them to anyone that needs to get rid of their home quickly.
Landlord questions
Selling a rental, answered.
We buy rentals across Georgia, including duplexes in metro Atlanta and student rentals near UGA in Athens. The full process is on our how we buy houses page.
Can I sell my rental with the tenant still living there?
Yes. We buy tenant-occupied houses, including student rentals near UGA. The lease and the tenant's rights still apply, so we go over the lease and the occupancy with you before deciding the next step.
What happens to the security deposit?
Under Georgia law, the former owner either transfers the deposit to the new owner, who then becomes responsible for it, or refunds it to the tenant. The closing attorney can make sure it is handled and written down at closing.
The tenant is behind on rent. Can I still sell?
Yes. Late rent and tenant damage can affect the price, and we can still make an offer. Getting possession and collecting rent are separate legal issues, so talk to a Georgia attorney before you promise anyone a move-out date.
Do I need to fix the house between tenants first?
No. We buy rentals as-is, so you can skip the paint, carpet and cleaning. The repairs are priced into the offer, and we do the work after closing.
Do you buy duplexes and other rentals?
Yes. We buy single-family houses, duplexes, townhomes and mobile homes, rented or empty.
