Georgia probate homes
Sell a probate house in Georgia as it sits.
We buy houses going through probate anywhere in Georgia. Leave the furniture, skip the repairs, and close once the estate has the authority to sell.

Probate is a big part of what we do
Nearly half of the houses we have bought over the years involved probate.
We know how a Georgia probate sale moves, where it tends to get stuck and how to keep it moving. We guide the family through each step until the closing.
Most of these calls come from someone who never asked for the job. A parent passed, the house is sitting empty, and the court has named you to settle the estate.
The executor or administrator
The Probate Court gave you the power to act for the estate, and the house is the biggest thing left to settle.
Heirs who live out of town
You can't drive back to Georgia every weekend to cut the grass and check the locks. Family members do not need to live near the house for us to look at it and make an offer.
Several heirs, one house
A written offer gives every heir and the estate attorney the same number to read.
A house that needs work
An old roof, a dated kitchen, closets still full of belongings. We price the house as it is today and do the cleanout and repairs after closing.
If the estate is already closed and the deed is in your name, our page on selling an inherited home fits better. If the mortgage has also fallen behind, read how to stop a foreclosure before the sale date.
Probate and the sale
How a probate sale works in Georgia.
In Georgia, an estate goes through the probate court in the county where the person who died lived. If your mother lived in Marietta, that usually means the Cobb County Probate Court. The court names an executor when there is a will, or an administrator when there is not, and issues letters that give that person the power to act.
Depending on the will and the type of letters, the court may also need to approve the sale of real estate.
We can look at the house and put an offer in writing while that paperwork moves through the court. The closing waits until the estate can legally transfer the property. We buy probate houses all over Georgia, and the full process is on our how we buy houses page.
- Tell us where the estate stands.
Call, text or send the address, and we ask if probate is open, who has been appointed, and whether anyone lives in the house.
- A specialist goes over the details.
We set up a time to see the house. Nothing has to be cleaned, emptied or fixed before that visit.
- You get a written cash offer.
Share it with the other heirs and the estate attorney. There is no obligation to accept it.
- Close when the estate is ready.
The closing attorney reviews the title and the court papers. Seven days is possible once the title is clear, and we can wait longer if the court needs more time.
From families who sold estate homes
What probate sellers said after closing.
Jeff was very helpful and answered all my questions and concerns at the time of making decisions for the beginning to the end. Our house was tied up in probate with 5 siblings, and it was also in foreclosure too. These guys were able to get probate rushed and buy the house before it got sold at foreclosure sale. It was a pleasure working with them...
Great company to do business with. I had a unique situation with probate which took a little time to resolve. Barrington never wavered from their commitment although they had ample opportunity to walk away. Their staff checked in with me weekly and helped me with any questions I had...
Barrington was great to work with They helped make the sale of my Dad's house easy. All questions were answered in a timely mannor, and the process was quick and easy. Closing happened very quickly and everyone we worked with was very professional. I highly recommend them.
Probate questions
What executors ask us first.
Can I sell a house in Georgia before probate is finished?
You can ask for an offer at any stage. The closing itself can only happen once the executor or administrator has the legal authority to transfer the property. An attorney can tell you which court documents your estate needs before that day.
Do we have to clean out the house first?
No. Take the photos, papers and anything else the family wants to keep, and leave the rest. We buy houses with belongings still inside and clear them out after closing.
What if several heirs have to agree on the sale?
That is common with probate. We put the offer in writing so every heir and the estate attorney can read the same number. The person with legal authority signs at closing, and the money is paid out according to the settlement statement.
Who pays the closing costs?
There are no fees or commissions when you sell to us. We can often pay all of the closing costs and attorney fees as well, so ask about that on your property.
How long does a probate sale take?
We can close in as little as seven days once the title is clear. With probate, the court and the estate paperwork usually set the pace, and we wait for them. You still pick the closing date.
