Where we buy in South Carolina

We consider houses in all 46 South Carolina counties.

The bulk of our South Carolina purchases have been in the Midlands around Columbia and in the Lowcountry around Charleston. We also buy around Sumter and Orangeburg, in the Upstate and along the Grand Strand.

Columbia and the Midlands

Columbia, West Columbia, Cayce, Irmo and Lexington, across Richland and Lexington counties. Older brick homes near downtown, rentals near campus and houses out toward Lake Murray all get a written offer. See our Columbia, Lexington and Irmo page.

Charleston and the Lowcountry

Charleston, West Ashley, James Island, Johns Island, Mount Pleasant, North Charleston, Hanahan, Ladson, Goose Creek, Moncks Corner and Summerville, in Charleston, Berkeley and Dorchester counties. Termite and moisture damage is common this close to the coast, and we buy houses with it still there. See our Charleston and Lowcountry page.

Sumter, Orangeburg and the Santee area

Sumter, Manning, Kingstree, Holly Hill, Orangeburg and the small towns in between. A house on a well and septic system, or one sitting on a few acres, is fine with us.

The Upstate

Greenville, Anderson and the towns along I-85. Send us the address of a 1980s house that is ready for updates, or anything newer. See our Greenville and Upstate page.

Myrtle Beach and the coast

Myrtle Beach, Georgetown and Edisto Island. We buy second homes, beach rentals and houses hurt by storms or flooding. See our Myrtle Beach and Grand Strand page.

York County and rural South Carolina

Fort Mill and Clover in York County, plus farm country anywhere in the state. Mobile homes on land and houses at the end of a long dirt road get an offer too.

South Carolina rules that affect a sale

How South Carolina law can change your sale.

Behind on the mortgage

South Carolina foreclosures go through the court. The lender has to file a lawsuit, and you have 30 days to answer it. If the court rules for the lender, the house is auctioned at the county courthouse, usually on the first Monday of the month. Until that sale you can still sell, and the payoff at our closing ends the foreclosure.

More on stopping a foreclosure

An owner has died

The probate court for the county the owner lived in appoints a personal representative to act for the estate. Creditors get eight months from the first published notice to file claims, so most estates stay open at least that long. We can agree on a price early and close when the estate is ready.

Selling a probate house

Tenants live there

The lease stays in force after a sale, and the new owner takes over the tenants' deposits. We are glad to buy with tenants in place and time the closing around the end of the lease.

Selling a rental

Nobody lives in the house now

South Carolina taxes a primary home at a 4% assessment rate and other houses at 6%. Once nobody claims the house as a legal residence, the county can move it to the higher rate, and the tax bill can climb. If you plan to sell anyway, that higher bill is worth knowing about.

Selling an inherited house

This page covers the general rules only. For advice on your loan, an estate, your taxes or a lease, ask a South Carolina attorney.

How a South Carolina sale works

Four steps from your first call to a South Carolina closing.

South Carolina requires an attorney to supervise every real estate closing. The attorney reviews the title, has the deed drawn up and settles the mortgage and any liens out of the sale.

  1. Send us the address.

Call (706) 705-7703 or use the form above. Let us know whether anyone is living there and what problems you already know about.

  2. Talk with a specialist.

We go over the house with you by phone, and most houses get one short visit. If you are out of state, photos can work instead.

  3. Get a written cash offer.

The number reflects what needs fixing, how much life the roof and HVAC have left, and what similar houses nearby sold for. Taking it is entirely up to you.

  4. Close on your date.

A clear title can close in about seven days. If you need more time, we can push the closing as far as six months out.

South Carolina questions

Questions we hear most from South Carolina sellers.

How much time does a South Carolina foreclosure take?

Usually several months, because the lender has to go through the court. The process starts when you are served with the lawsuit papers, and you have 30 days to answer. Call us when those papers arrive, before a sale date is set.

Does South Carolina require an attorney at closing?

Yes. A licensed South Carolina attorney has to supervise the closing. The attorney searches the title, prepares the deed and pays off your loan and any liens from the proceeds. We can often cover the attorney fees and your closing costs.

Why did the tax bill go up on the house I inherited?

South Carolina gives a lower 4% assessment rate to a home the owner lives in as a legal residence. When nobody lives there as their primary home anymore, the county can bill it at 6%, which can raise the yearly taxes a lot. The county assessor's office can tell you which rate applies.

Do you buy houses outside Columbia and Charleston?

Yes. We have closed in Sumter, Kingstree, Anderson, Myrtle Beach and Fort Mill, among other places, and every county is on the table. Share the address and we will say plainly whether it is a fit.

I moved away. Can I still sell my South Carolina house?

Yes. Photos and the address are usually enough for us to make an offer, so you can stay where you are. Ask the closing attorney about your options for signing from where you live now.

Very fast closing. Helped me close remotely on a property that I had been renting out and assisted with all inspections and my tenants. They kept me informed of every step along the way and made the entire process painless. Would definitely recommend to any of my coworkers and friends in the charleston area.

The experience was really good. They were quick and easy to deal with. They responded promptly to all questions, and we were able to close within a few weeks of first contract. They gave me a fair price for my house, and it was really a painless process. I’d recommend them to anyone looking to sell quickly.
