Where we buy on the Grand Strand

Beach town or river town, each part of the Strand has its own problems to sell around.

We buy houses all over Horry County and down into Georgetown County, and we stick to houses, so condos and timeshares are outside what we buy. Here is what tends to come up in each area when an owner calls us.

Myrtle Beach

We have bought houses in Myrtle Beach, which sits in Horry County on the ocean side of the Intracoastal Waterway. Salt air and damp summers are hard on wood, and a buyer's CL-100 report will flag any rot or termite damage it finds. We make our offer with that damage still in the house.

North Myrtle Beach

This Horry County city was formed in 1968, when Cherry Grove, Ocean Drive, Crescent Beach and Windy Hill joined together. If you own a beach house here as a second home or a rental, we buy it furnished or empty and plan the closing around any stays already booked.

Surfside Beach

A small town in Horry County, south of Myrtle Beach, known as The Family Beach. Many houses here belong to owners who live somewhere else and rent them to vacationers. When running a rental from far away stops making sense, we can buy it with the beds and dishes still inside.

Carolina Forest

An unincorporated part of Horry County between Highway 501 and International Drive, west of the Intracoastal Waterway. It was planned in the late 1990s, so most homes are newer. The earliest ones may now be due for a new roof or HVAC system, and that matters when a job move or a divorce sets the timeline.

Socastee

An unincorporated community in Horry County. In 2018, flood water from Hurricane Florence moved down the Waccamaw River and into homes around Socastee, some of them several feet deep. We buy houses that flooded, whether the repairs are done, half done or never started.

Conway

The Horry County seat, with its downtown on the west bank of the Waccamaw River and home to Coastal Carolina University. The river set a record crest here after Florence, and homes near it flooded. We also buy older houses in town and rentals near the college, with tenants in place.

Owners who live far away

Selling a coast house you have to manage from out of town.

On the Grand Strand, the person who owns a house often lives somewhere else. It might be the place your parents retired to, a beach house the family used every summer, or a rental you bought years ago and now run by phone.

Owning a coast house from a distance wears on people. Someone has to check it after a hurricane or a week of heavy rain, keep the insurance paid and let the roofer in. Once nobody claims it as a legal residence, the county taxes it at the 6% rate instead of 4%, so the yearly bill runs higher too.

You do not have to drive down to sell it to us. We can work from photos and a walk-through with a neighbor or property manager who has a key. A South Carolina attorney supervises the closing, and you can ask that office whether you are able to sign from home.

  • A parent's retirement home that is now part of an estate
  • A beach rental you are tired of running from hours away
  • A second home the family has stopped using
  • A house that took on wind or water damage in a storm
  • Rooms still full of furniture and linens from the last renters

How a sale works in Myrtle Beach

From the first phone call to a signed deed in four steps.

When an owner has died, the estate goes to the probate court in the county where they lived. For Myrtle Beach, Conway and the rest of Horry County, that is the Horry County Probate Court in Conway. For Murrells Inlet, Pawleys Island and Georgetown it is the Georgetown County Probate Court in Georgetown, and we plan the closing around the court's timing.

  1. Tell us about the house.

Call (706) 705-7703 or fill in the form at the top of the page. Let us know if it is empty, rented or lived in, and what damage you already know about.

  2. Talk it over with a specialist.

We ask a few questions and usually set up one short visit. If you live far away, photos and a local contact with a key often work fine.

  3. Read our offer in writing.

The price accounts for repairs, the age of the roof and systems, any storm or water damage, and what comparable houses nearby have sold for lately. Asking for it costs nothing, and the answer is yours to give.

  4. Close when it suits you.

A South Carolina closing attorney looks over the title and draws up the deed. With a clean title we can be ready in about a week, or we can wait as long as six months.

Grand Strand questions

What sellers from Little River to Georgetown ask us first.

Will you buy a beach house we have been renting to vacationers?

Yes, as long as it is a house. We buy houses used as weekly rentals or long-term rentals, though we pass on condos and timeshares. Tell us about any stays already booked and any agreement with a rental manager, and we will set the closing date around them. The furniture can stay with the house.

Our house flooded in a storm. Will you still make an offer?

Yes. Flooding along the Waccamaw River after Hurricane Florence in 2018 reached homes in Conway and Socastee, and we buy houses with that kind of damage. Tell us how high the water got, what has been torn out or fixed, and whether an insurance claim is still open. We price the house as it stands.

My mother lived in Murrells Inlet. Which probate court handles her estate?

That would be the Georgetown County Probate Court in Georgetown. Murrells Inlet is in Georgetown County, even though its northern edge runs along the Horry County line. If she had lived in Myrtle Beach, Conway or anywhere else in Horry County, the estate would go to the Horry County Probate Court in Conway.

Do you buy houses inland, away from the beach?

Yes. We buy in Conway, Loris, Aynor and the rural parts of Horry County, plus Georgetown and the area around it. A house on acreage with a well and a septic tank gets the same written offer as one a few blocks from the ocean.

Will termite or moisture damage stop you from buying?

No. Both are common this close to the ocean. A buyer with a loan will usually have to order a CL-100 termite and moisture report. Whatever it turns up can hold up the sale. We buy the house with the damage in it and deal with the repairs after we close.

Towns around Myrtle Beach

We also buy in Little River, Murrells Inlet, Pawleys Island, Georgetown and inland Horry County.

Horry County and Georgetown County each have their own probate court, so the county line matters when you are settling an estate.

Little River

An unincorporated community in Horry County at the north end of the Grand Strand, between the Waccamaw River and the Intracoastal Waterway. We buy older homes, houses near the water and rentals here. Estates go through the Horry County Probate Court.

Murrells Inlet

Unincorporated and part of Georgetown County, right along the Horry County line. It grew from a fishing village into a place where many people come to retire. If you are settling a parent's house here, the estate goes through the Georgetown County Probate Court.

Pawleys Island

A small town in Georgetown County. When Hurricane Ian came ashore near Georgetown on September 30, 2022, the storm surge on Pawleys Island pushed water into the first floors of several homes. We buy houses here with storm damage, fixed or not.

Georgetown

We have bought houses in Georgetown, the county seat and the third-oldest city in South Carolina, on Winyah Bay. Its historic district still has many original homes, and an old house there may need roof, wiring or foundation work before it could pass a buyer's inspection. The Georgetown County Probate Court is in town on Cleland Street.

Loris, Aynor and western Horry County

Loris is a city and Aynor is a town, both in inland Horry County. Florence's flooding reached homes in Loris too, and we buy houses that took on water there. Estates from this part of the county go to the Horry County Probate Court in Conway.

Elsewhere in South Carolina

Is your house somewhere else in South Carolina?

We buy across the state, from the Upstate to the Lowcountry. Our South Carolina page covers the rest of the state, and the form at the top of this page works for any address in it.
