Behind on the mortgage
Sell your South Carolina house for cash and stop the foreclosure.
In South Carolina, a lender has to go through the courts to foreclose, and that usually takes several months. When holding on to the house stops being possible, those months give you room to sell it to us for cash and close ahead of the courthouse auction.
- 01Call when the lawsuit papers arriveThe summons and complaint start the clock. Calling then gives you far more room than waiting until a sale date is set.
- 02Get a cash offer in writingThere are no repairs or showings, and you are free to turn the offer down.
- 03Close before sales dayWith a clear title, about seven days is possible. Your loan is paid off from the sale at closing, and the foreclosure ends.

The South Carolina process
What a South Carolina foreclosure looks like.
Every foreclosure in South Carolina goes through the court system. The lender files a lawsuit in the county's court of common pleas, and the case is often referred to the master-in-equity. You are served with a summons and complaint and have 30 days to answer.
If the court rules for the lender, the house is sold at a public auction at the county courthouse, usually on the first Monday of the month, which is known as sales day. When the lender asks for a deficiency judgment, bidding stays open for 30 days after the auction. When the lender waives it, the sale is final that same day.
Up until the sale, you can still pay off the loan or sell the house. Open every letter, call your lender and ask about catching up or a payment plan. Should those talks go nowhere, selling to us before the auction pays the lender in full at closing, and you keep whatever is left over.
This is general information, and a South Carolina attorney can advise you on your own case.
Who we can help
Owners who have fallen behind and want a way out.
Missed payments
The payments have slipped, and each new letter from the lender sounds more serious than the one before it.
Papers have been served
A summons and complaint showed up, or the court has already set a sale. Reach out today and we will work out whether we can close ahead of it.
Other options ran out
Talks about a modification or repayment plan went nowhere, and you want to sell on your own terms before the auction.
Foreclosure seldom arrives by itself. If you are also selling during a divorce or the house needs major repairs, we buy in those situations too.
Our side of it
How we buy a South Carolina house facing foreclosure.
Because we pay cash, no buyer's lender or appraisal stands between you and the closing date.
We buy houses facing foreclosure throughout South Carolina, from the Upstate and the Midlands to the Lowcountry and the Grand Strand. Our how we buy houses page walks through each step.
I wish all real estate transactions were this favorable. In our type of business, professionalism really stands out. My first line of contact was with Troy and he won me over, this not an easy task. Within a day, we were under contract. Now that we have closed, I can honestly communicate Barrington operates at a high level. Congratulations to both of our parties..
- Call with the court papers in hand.
Give us the address, about how much you owe, and any dates on the papers you have been served.
- We schedule one walk-through.
Choose a time that works for you. There is nothing to clean, fix or pack before we arrive.
- Our cash offer arrives in writing.
We show you how we arrived at the price, and you are under no obligation to accept it.
- The sale money clears your mortgage.
A South Carolina attorney supervises the closing and pays off the mortgage from the sale money. With a clear title, closing can take about seven days, and whatever remains after the payoff is yours, as shown on the settlement statement.
Questions about foreclosure
What owners ask when the court papers arrive.
Treat everything below as general information. A South Carolina attorney is the right person for questions about your loan or your legal rights. What we can speak to is the purchase, meaning our price and how soon we could close.
If I sell to you, does the foreclosure stop?
As long as we close before the courthouse auction, it does. The closing attorney uses the sale money to pay off your mortgage, and once the loan is paid the foreclosure ends. Calling early gives everyone more time to get it done.
What is the fastest you can close?
When the title is clear, we can be ready in about seven days. Title problems such as liens, unpaid taxes or an open probate estate take longer to sort out, so the sooner you call after being served, the better.
Does the house need fixing or emptying before you buy?
No. We buy the house in its current condition. Pack the things you care about, and whatever stays behind is ours to clear out after closing.
Will selling to you cost me anything?
Nothing comes out of your pocket for fees or commissions. On top of that, we can often pay your closing costs and the attorney fees, which is worth asking about on the first call.
Am I committed to anything if I ask for an offer?
Not at all. We see the house and give you a written cash offer, and the decision is entirely yours. You can keep talking with your lender while you think it over.
