Houses left to family
Sell the South Carolina house you inherited in its current condition.
If you have no plans to repair the house, become a landlord or sort through every closet, you can skip all of it. We pay cash for inherited South Carolina houses as they are, and the closing date is yours to set.
Who calls us about inherited houses
Family members left holding a house they did not plan on.
The costs start the day the house becomes yours. Property tax, insurance and utilities all need paying, and someone has to stop by now and then to make sure the place is locked and dry.
South Carolina adds one cost that catches many heirs off guard. Once nobody claims the house as their legal residence, the county can tax it at the 6% rate for non-owner-occupied homes instead of 4%, and the yearly bill can climb by a lot.
Most heirs who reach out are already busy with work, kids and a home of their own. Probate not finished yet? Our page on selling a probate home is the better starting point.
- The house is yours now, or will be when the estate closes
- You live too far away to keep an eye on it
- It needs repairs you would rather not fund
- Furniture, clothes and boxes still fill the rooms
- The tax, insurance and utility bills keep arriving
The choices in front of you
Four paths for a house you inherited.
Selling to us for cash is one of them. It helps to weigh all four side by side before the family commits to any of them.
Keep it
A good fit when an heir plans to live in the house and can afford the payments, taxes and maintenance, or can pay the other heirs for their shares. If that heir makes it a legal residence, the lower 4% tax rate can apply.
Rent it
Rent comes in each month. Someone still has to deal with repairs, tenants and vacant stretches, and the county taxes a rental at the 6% rate.
Fix it and list it
The open market may pay more for a finished house. Getting there takes repair money up front, then months of cleaning, showings and buyer inspections.
Sell it to us as-is
We put a single price in writing and take the house with its repairs and contents. When the title is clear, closing can happen in about seven days.
If the roof is failing, water has gotten in or the foundation is moving, our page on selling a house with major repairs explains how that changes the math.
Step by step
Our process for an inherited South Carolina house.
Our part covers the house itself and the purchase. Legal and tax questions belong with your attorney, the probate court and your tax preparer.
Living out of state is no obstacle, and we buy inherited houses across South Carolina. Our how we buy houses page covers each step in more detail.
- First, save the things that matter.
Go through the house for the will, important records, photos and keepsakes. Anything else can stay right where it is.
- Reach out with the address.
Describe what shape the house is in, who if anyone lives there, and how many family members inherited it.
- Look over our offer in writing.
The number reflects where the house sits, what it needs, how old the roof and major systems are, and what houses within a mile have recently sold for.
- Choose when to close.
A South Carolina attorney supervises the closing and confirms who has the right to sign. With a clear title, closing can happen in about a week, or as far as six months out if the family needs time.
What families told us
Heirs and families who sold to us.
This sale went so smooth, I actually never really believed it. Luke was awesome throughout the process, and was always available. Parker was also very professional and easy to work with the few times we spoke. Please let me know when you are done with the house. I would love to walk through and see what was done with the place! My family is grateful we sold the house to you.
My wife and I were both very satisfied with the closing process for buying our house. They allowed us to get the stuff out that we wanted to take with us, and leave all the stuff behind we didn’t want. We had never sold a house before, but they walked us through each step of the way.
Questions from heirs
Common questions about inherited houses.
Can the furniture and belongings stay in the house?
Yes. Keep whatever matters to the family and leave the rest in place, and we haul out the furniture and personal items after closing.
Is probate required before an inherited house can be sold?
The estate needs legal authority to transfer the house before a sale can close. The will, the way the deed is titled and the status of the estate all affect what is needed. A South Carolina attorney can tell you which papers apply to your situation.
Does South Carolina have an inheritance tax?
No. South Carolina has no estate tax and no inheritance tax. Federal income tax on the sale is a separate matter, and for federal purposes inherited property generally takes a basis equal to its fair market value on the date of death, which is why an appraisal from that time is worth keeping with your closing statement. Your CPA can work out the numbers, as tax advice is outside what we do as the buyer.
What if some of the heirs live out of state?
We can see the house and make an offer without any heir living nearby. Your closing attorney sorts out which heirs must sign and how signatures from far-off family members get collected.
Would listing the house make more sense?
Sometimes it does. An updated house and a family with time to wait may come out ahead on the open market. If repairs are needed or the family would like to be finished soon, selling for cash avoids the fixing, the showings and the agent's commission.
