Where we buy in Atlanta

From Buckhead to the south side, every part of the city has its own kind of house.

We buy everywhere inside the city limits, on the Fulton County and DeKalb County sides alike, and our past purchases here include Buckhead.

Buckhead

Atlanta annexed Buckhead in 1952, and much of its north and west side is still single-family houses on wooded lots. Garden Hills, between Peachtree and Piedmont roads, started building in 1925, and an inspector will find any wiring or plumbing that old. We don't buy condos, so we pass on the high-rises and make offers on the houses and townhomes. Buckhead is in Fulton County.

West End, Westview and Adair Park

West End grew up around an 1830s crossroads, and its streets mix Queen Anne and Folk Victorian houses with Craftsman bungalows. Bungalows from the 1910s and 1920s are the most common house in Westview. West End and Adair Park are city historic districts, where many exterior changes need Urban Design Commission approval, and that can slow a buyer planning a remodel. All three are in Fulton County.

Cascade Heights and Adams Park

Cascade Road runs through the middle of Cascade Heights, following the old Sandtown Road. Large homes sit on rolling, spacious lots, many built after the old farms were split up in the 1950s, and nearby Adams Park started building between the world wars. A house that was never updated may need a roof, HVAC and a kitchen before it shows well. This is Fulton County.

Kirkwood, East Lake and East Atlanta

These east side neighborhoods are inside the city and inside DeKalb County. Kirkwood has Victorian houses from the late 1800s and blocks of Craftsman bungalows, and East Lake, around its historic golf course, is mostly bungalows and cottages from 1910 through the 1940s. If the owner lived here, the estate goes to the DeKalb County Probate Court in Decatur, whatever the mailing address says.

Grove Park and the northwest side

Grove Park runs along Hollowell Parkway in northwest Atlanta. It was developed in the 1920s and 1930s with frame cottages, brick Tudors and ranch houses, and the city's big park at the old Bellwood Quarry sits right beside it. We buy houses here that are vacant, rented out or ready for a full gut, all in Fulton County.

Lakewood Heights and South Atlanta

Lakewood Heights dates to the late 1800s and was home to the Lakewood Fairgrounds, where the amphitheater stands today. South Atlanta borders it to the north, with Chosewood Park to the northeast. A house on these older streets can need work under the floor and over the ceiling at once, and we price all of it into one offer. Both are in Fulton County.

One city, two counties

Selling an Atlanta house that is still in a late parent's name.

A house that stays in one family for decades can end up with a deed in the name of someone who died years ago. The title search turns that up the moment you try to sell, and nothing can close until someone has the legal right to sign for the estate.

In Georgia, that right comes from the probate court of the county the owner lived in, and Atlanta sits in two counties. Most of the city is in Fulton County, where estates go through the Fulton County Probate Court downtown on Pryor Street. Kirkwood, East Lake, East Atlanta and other east side neighborhoods are in DeKalb County, and their estates go to the DeKalb County Probate Court in Decatur.

If your parent lived in the house, go by the county on its property tax bill, because some unincorporated parts of DeKalb use Atlanta mailing addresses too.

We can agree on a price before the court names an executor or administrator, then wait. Leave the house as it is, furniture and all, and we will set the closing with the estate's attorney.

How a sale works in Atlanta

What happens between your first call and the day you get paid.

Estates for city houses go through the Fulton County Probate Court or the DeKalb County Probate Court, and the county the owner called home decides which. A Georgia real estate attorney handles every closing.

  1. Share the address and the backstory.

Phone (706) 705-7703 or use the form near the top. Say whether anyone lives there and what problems you already know about, from a roof leak to a cracked foundation.

  2. We talk it over and come see it once.

A specialist goes over the details on the phone. Usually we then walk through the house one time, and relatives who live out of town can send photos instead.

  3. Get a written price.

We base it on the repair list, how much life the roof, furnace and water heater have left, and recent sales of comparable houses on nearby streets. You are free to turn it down, and it costs you nothing.

  4. Pick the day you close.

The closing attorney searches the title and prepares the deed. If the title is clean, we can close about a week later, or hold the date for up to six months if you need more time.

Atlanta questions

Things Atlanta homeowners want to know before they call us.

Do you buy condos in Buckhead or Midtown?

No. We stick to houses and townhomes, so a high-rise unit is one we pass on. Send us any house or townhome in the city, Buckhead included.

My house is in the West End or Grant Park historic district, and the outside needs work. Will you buy it?

Yes. Many exterior changes in Atlanta's historic districts need the Urban Design Commission's approval first, which can stall a buyer who wants new siding or windows right away. That approval becomes our job after closing, so you sell with the outside as it is.

My address says Atlanta, but my tax bill says DeKalb County. Where would a foreclosure sale happen?

At the DeKalb County courthouse in Decatur, on the first Tuesday of the month. A house on the Fulton County side would be sold at the Fulton County courthouse downtown. Either way, the lender must send a notice by mail at least 30 days before the sale. If we close before that Tuesday, the loan gets paid off out of our purchase.

Can I sell a rental near the BeltLine with the tenants still living there?

Yes. A sale does not end the lease, so your tenants stay put and we become the landlord once we close. Send us the rent, the date the lease runs out and who holds the deposit, and we will plan the closing around that.

Would I get more by listing my Atlanta house with an agent?

Sometimes, and we will tell you so. An updated house with no deadline might sell for more with an agent, and we can go over a listing proposal or explain our Equity Protection Program. Cash fits better when the house needs real work, has a lease running or has to sell by a set date.

Towns around Atlanta

We also buy houses in Decatur, East Point, Forest Park, Stockbridge, Conyers, Lawrenceville and Douglasville.

Each county around Atlanta has its own probate court and holds foreclosure sales at its own courthouse, so here is the county for each town.

Decatur and Stone Mountain

Decatur, the DeKalb County seat, sits about five miles northeast of downtown Atlanta, with the old courthouse on the square and the DeKalb County Probate Court in town. The city of Stone Mountain touches the western base of the mountain and is entirely in DeKalb, though a Stone Mountain mailing address can land in Gwinnett County. We have bought houses in both.

East Point and College Park

East Point, in Fulton County, is named for being the eastern end of the old Atlanta and West Point Railroad. College Park sits on the Fulton and Clayton county line, with the airport's domestic terminal on its east side and a historic district of Queen Anne houses and Craftsman bungalows. We have bought in East Point, and we buy in College Park too.

Forest Park and Riverdale

Both are Clayton County cities, so their estates go through the Clayton County Probate Court. Forest Park took in the old Fort Gillem in 1973, and Riverdale, just south of the airport, got its start in 1886 when the railroad arrived. We have bought houses in both towns.

Stockbridge and Conyers

Stockbridge sits in northwestern Henry County, where I-675 splits off from I-75, and its estates go to the Henry County Probate Court in McDonough. Conyers is the Rockdale County seat, east of Atlanta on I-20, with the horse park built for the 1996 Olympic riding events and the Rockdale County Probate Court. We have bought in both.

Lawrenceville

Lawrenceville is the Gwinnett County seat, with an 1885 courthouse on its square. The Gwinnett County Probate Court is at the county's Justice and Administration Center in town. We have bought houses here, and a tired roof or a running lease won't stop an offer.

Douglasville and Lithia Springs

Douglasville is the Douglas County seat, west of Atlanta on I-20, with a downtown listed on the National Register of Historic Places. Unincorporated Lithia Springs, just northeast, takes its name from its old lithia mineral springs. Estates in both go to the Douglas County Probate Court in Douglasville, and we have bought in each.
