Where we buy in Northwest Metro Atlanta

Three cities, two counties and a lot of well-kept houses that are due for updates.

Marietta and Kennesaw are in Cobb County, and Marietta is the county seat. Woodstock sits up I-575 in Cherokee County. We have bought houses in Marietta and Woodstock, we buy in Kennesaw, and here is what we tend to find in each part of the area.

Marietta Square and the in-town streets

Glover Park fills the middle of Marietta Square, and CSX freight trains still roll by a block west of it. The streets around the square take in four of the city's historic districts (Church and Cherokee Streets, Northwest Marietta, Whitlock Avenue and Washington Avenue), and a few Marietta houses date to before the Civil War. On these older houses, a buyer's inspector tends to write up original wiring, old plumbing and settled floors. The whole area is in Cobb County.

East Cobb and west Marietta subdivisions

East Cobb has never become a city, so most houses there carry a Marietta mailing address while sitting in unincorporated Cobb County. It began growing as an Atlanta suburb in the 1960s, as Cobb went from rural to suburban. On the other side of town, subdivisions reach out toward Kennesaw Mountain National Battlefield Park. These long-held subdivision houses are the ones we most want to buy, dated baths and all.

Downtown Kennesaw

Kennesaw went by Big Shanty until 1887, a name that came from the camps built for the men laying the Western and Atlantic Railroad. The Southern Museum of Civil War and Locomotive History on Cherokee Street keeps the General, the engine from the 1862 Great Locomotive Chase. Kennesaw also has National Register historic districts along North Main, Cherokee and Summers streets. We buy the older houses near downtown and the newer ones farther out, all in Cobb County.

Kennesaw State and Town Center

Kennesaw State University sits right beside I-75, and the Town Center at Cobb mall has been on Barrett Parkway, between I-75 and I-575, since 1986. Rentals near campus come with leases and deposits, and selling does not end a lease. Part of the Town Center area lies outside Kennesaw's city limits in unincorporated Cobb County, and either way the county is Cobb.

Downtown Woodstock

Woodstock grew up around the railroad, and its 1912 depot still stands on Main Street, listed on the National Register. The Dean House on East Main Street, the oldest house in town, dates to about 1875, and Main Street is lined with shops and restaurants today. Many original homes downtown still stand, some now holding businesses. We buy older houses on the side streets as they are, whether they need wiring, plumbing or foundation work. Woodstock is in Cherokee County.

Towne Lake and the Woodstock subdivisions

Towne Lake was laid out in the late 1980s, a few years after I-575 reached Woodstock in 1982. Towne Lake Parkway, which used to be Church Street, runs west from Main Street and out past the interstate. The southeast part of Towne Lake is inside Woodstock, and the rest is unincorporated Cherokee County. A house from the late 1980s or 1990s may still have its first HVAC system, and we are glad to make an offer on it.

Kept up, never updated

The house you have looked after for 25 years is the kind we want to buy.

The house we most want to see in Marietta, Kennesaw and Woodstock is easy to describe. Someone bought it in the 1970s, 1980s or 1990s, kept the gutters clean and the yard mowed, and lived there for 20 or 30 years. Nothing is falling apart, but the kitchen and baths still look the way they did the year the house was finished.

That is where listing gets hard. Buyers come through after touring redone houses on the same street, and they hold your oak cabinets, brass fixtures and original tile up against those. Their inspector writes down the age of the roof, the water heater and the HVAC system. Then the repair requests arrive, and you end up paying to fix a house you are trying to leave.

We buy these houses as they are and put the cost of the updates into a written offer, so you never pick up a paint roller. Take the furniture and photos you want, leave the rest, and set a closing date that gives you time to get settled in the next place.

We buy rougher houses here too, including ones that have sat empty for years. A well-kept house with a dated kitchen is still right at the top of our list.

How a sale works in Marietta, Kennesaw and Woodstock

From the first phone call to the closing table, in four steps.

A Georgia real estate attorney handles each closing we do here. When the owner has passed away, the estate is handled by the probate court of the owner's home county. For Marietta and Kennesaw, that is the Cobb County Probate Court on Waddell Street in Marietta. For Woodstock and Towne Lake, it is the Cherokee County Probate Court at the Justice Center in Canton.

  1. Send over the address.

Phone us at (706) 705-7703 or type it into the form at the start of this page. Tell us whether you still live there and what you would fix if you had the time and money.

  2. We talk, then take one look.

Someone from our team goes over the details by phone. Most houses need just one walk-through, and if you have already moved away, photos often do the job.

  3. Read the offer in writing.

The number accounts for the updates the house needs, when the roof and HVAC were last replaced, and recent sales of comparable houses close by. You are free to turn it down at no cost.

  4. Close when you are ready.

The closing attorney checks for liens, clears the title and pays your lender out of the sale. Once the title is clean, about seven days is enough, and we are happy to wait as long as about six months.

Northwest Metro Atlanta questions

What sellers in Cobb and Cherokee counties ask us.

My address says Marietta, but the house is in East Cobb. Does that change anything?

For a sale to us, it does not. Lots of East Cobb houses have a Marietta mailing address and sit outside the city limits in unincorporated Cobb County, and we buy on both sides of that line. If the owner has passed away, the Cobb County Probate Court handles the estate either way.

Is a Towne Lake house in Woodstock or in the county?

It depends on the street. The southeast part of Towne Lake is inside Woodstock city limits, and the rest is unincorporated Cherokee County. An estate on either side goes through the Cherokee County Probate Court in Canton, and we buy anywhere in Towne Lake.

Our house is in good shape, just never updated. Is it worth calling you?

Yes, and those are some of our favorite calls. A house that has been cared for since the 1980s, with its first kitchen, its first baths and an older roof, is right in the middle of what we buy around here. We figure the updates into the price so you do not have to make them first.

Will you buy my rental near Kennesaw State with tenants still living there?

Yes. Selling a Georgia house does not cancel the lease, so the tenants stay on their current terms. Send us the rent, the deposit and the date the lease runs out, and we plan the closing with that in mind.

Would we come out ahead listing the house instead?

Maybe. If the house is already updated and you can wait on the market, listing could bring more, and we will say that up front. Ask us about a listing proposal or our Equity Protection Program as well. Our cash offer tends to be the better fit when you would rather skip the updates, the showings and the waiting.

Towns around Marietta, Kennesaw and Woodstock

We also buy in Acworth, Smyrna, Canton, Dallas, Cartersville and the towns in between.

We have bought houses in Powder Springs, Austell, Mableton, Dallas and Cartersville, and we buy in Acworth, Smyrna and Canton too. The probate court for an estate depends on the county, so each town below names its county.

Acworth

Acworth sits on the southeastern shores of Lake Acworth and Lake Allatoona, just northwest of Kennesaw. Houses inside the city limits are in Cobb County, though an Acworth mailing address can also land in Cherokee, Paulding or Bartow County. Check the property tax bill before anyone opens an estate.

Smyrna

Smyrna shares its northern edge with Marietta and calls itself the Jonquil City. Its downtown, Market Village, was rebuilt beginning in 1991, with a square and a fountain. Estates here go to the Cobb County Probate Court in Marietta.

Powder Springs

In southwest Cobb County, Powder Springs is named for the seven springs inside its city limits. People once called it Gunpowder Springs because minerals in the water turned the sand black. We have bought houses here before, and in-town homes and subdivision houses get the same written offer.

Austell and Mableton

Austell lies along Cobb County's southern line, with a small piece in Douglas County, which has its own probate court. Sweetwater Creek flooded there in 2009, destroying many homes, and a buyer with a federally backed mortgage on a house in a FEMA high-risk flood zone has to carry flood insurance. We buy with our own money. Mableton, next door to the east, became a city again in 2023, and we have bought houses in both.

Canton

Canton is the Cherokee County seat and home to the probate court that handles Woodstock estates. The Etowah River runs through the middle of town, and Canton was a mill town until the Canton Cotton Mills closed in 1981. We buy in town and out in the county.

Dallas and Cartersville

Dallas is the Paulding County seat, and the Silver Comet Trail runs through Paulding County on an old rail line. Cartersville is the Bartow County seat, up I-75 past Acworth, with the Etowah River south of downtown. We have closed on houses in Dallas and Cartersville, and estates go through the Paulding County and Bartow County probate courts.
